Basic Law for Lettings (landlords and agents to complete)
This is the development course for the Rent Smart Wales training which both landlords and agents must complete for a licence. After successful completion, landlords will have completed the training requirements for a Rent Smart Wales licence and agents will have a further module to complete.
You must mark each topic as read and until you do, you will not be able to continue with the next topic. Navigation is on the right hand side along with a progress bar and achievements so far. Each chapter (there are 5 in total) has a restriction timer depending on it’s length and you will not be able to proceed to the next chapter until the time has expired. If each topic within each chapter is properly read, you should never be affected by the timer. It is there to stop people skipping through the content without properly reading.
After each of the five sections, there is a quick quiz of two questions. THESE QUICK TESTS DO NOT COUNT so don’t worry if you get any wrong. They are there to give you an idea of what sort of questions to expect in the test at the end. In the main test, you need to obtain at least 70% correct to pass. The test at the end is on a timer and can only be taken once so please don’t start the test until you are able to complete (you might find it useful to put phones on silent).
How To Use This Content
This part concentrates on landlords. However, where an agent is going through this content, a reference to a landlord includes a reference to an agent unless it states otherwise. For example, as shown later, it is a requirement that a landlord display the asset rating of an energy performance certificate in any advertisement letting a property. The same duty therefore applies to an agent. This principle applies throughout the content.
